How to: Loan & Mortgage Calculator
- Enter the loan amount, interest rate and term.
- Choose payment frequency and optional extra payments.
- See the payment, total interest and download the schedule as CSV.
Before you take out a mortgage, car loan or personal loan, it helps to know exactly what you will pay each month and in total. This calculator uses the standard amortisation formula used by banks worldwide to show your regular payment, the split between principal and interest, the total cost of borrowing and a year-by-year schedule you can download as a CSV spreadsheet.
Common uses
- Compare mortgage offers with different rates and terms.
- Decide between a 15-, 20-, 25- or 30-year mortgage.
- Work out car or student loan repayments.
- See how much faster you could be debt-free with extra payments.
Tips for best results
- Small rate differences matter: 0.5% on a large mortgage can mean tens of thousands in interest.
- A shorter term has higher payments but far lower total interest.
- Check whether your lender charges early repayment fees before overpaying.
- Compare offers using the annual percentage rate (APR), which includes fees.
The amortisation formula
The regular payment is P × r ÷ (1 − (1 + r)^−n), where P is the amount borrowed, r is the interest rate per period and n is the number of payments. Early payments are mostly interest because the balance is high; over time, more of each payment goes towards the principal. The year-by-year table makes this shift easy to see.
Mortgages in different countries
Loan structures vary. Thirty-year fixed mortgages are common in the United States, while the UK, Canada and Australia typically fix the rate for 2–5 years within a 25–30-year term, and many European and Asian loans use variable rates. Use the current rate for the whole term to estimate payments, then rerun the numbers with a higher rate to test whether you could afford a rise.

Frequently asked questions
Does the payment include tax and insurance
No. It shows principal and interest only. Mortgages may also include property tax, home insurance or mortgage insurance, which vary by country and lender.
How much do extra payments save
Even small extra payments reduce the balance earlier, so less interest builds up. Enter an extra amount to see the interest saved and the shorter payoff time.
